Winter (which is usually considered the offseason) tends to have less inventory for real estate than any other time of year. There aren’t as many homes to choose from so you may not be able to be as picky when you’re searching. You may need to expand your horizons based on area or must-haves in a home in order to find something during the winter.

If you’re looking for your first home, the winter months may be a great time to look. While inventory is low in the winter, the number of less expensive homes usually increases. Listing prices are also a bit lower than they would be at other times of the year. You may still have fewer choices, but the offseason is a prime time to buy your first home.

There’s Less Competition

 

Since fewer people are searching for homes, you’ll face less competition. Open houses at this time of year also have fewer visitors. Not as many people seeking homes means you’ll have significantly less potential offers to go against when you do find a house to put an offer on. If you want to see the market at its slowest, check out the homes that are on the market around Christmastime. The holidays are the best time for the least competition.   

Sellers Are Motivated 

Sellers who put their homes on the market in the winter months are ready to get these properties sold. Highly motivated means that sellers may be apt to accept significantly less than they may have if they weren’t in a time crunch to sell their property. 

Your Home Inspection May Not Be As Thorough

There are a few things that a home inspection may not be able to check in the winter months. Is the roof covered with snow? The air conditioning certainly can’t be tested. Are the trees on the property sound? Some things may be harder to see in a home inspection during the offseason.
